Beautiful location and the house was superb. There is a choice of Garden View out the back or Pool view out the front and both are so comforting. 
The sun was up early being December which just invited you to wake and take advantage of a short stroll to reach the river side and then you could choose which direction to adventure. For someone that likes morning or afternoon walks/runs this is the place to stay. 
If you want comfort and welcoming hospitality, Julie is so sweet and stick even offered to help me pack my things in the car on departure. Lovely couple and lovely home that makes you feel like you are on a family holiday with newly found friends.

Just Like Home

Rick and Julie are lovely people. Very friendly and accomodating. House is beautiful and spacious. I think there is only 3 rooms available at a time so may be sharing the bathroom but not with heaps of people. Public transport is a few blocks away so be prepared to walk a little. Bit of miscommunication at the start with arrival time and security deposit but all worked out. Really enjoyed our stay and would use them again.

Pool view room

Not sure how long this has been a B&B for but the impression was that the owners were still establishing the business.  
Bad start when we arrived in our car and  the hostess met us in the driveway and said she didn't know we were bringing a car........we had requested a car park on their website and highlighted this again before arrival.  She hadn't checked. 
First b&b I've ever stayed in where breakfast is extra. 
Lots of rules, from bathroom use and availability (insufficient when fully booked) to kitchen usage and car parking.  Hard to relax when you're worried about inadvertently offending the hostess. 
Most surprising was aircon (evaporative cooling type) being turned off at night due to owners not wanting to leave doors open (necessary for evaporative cooling) of an evening (security concerns/bad area?). Opening our windows with no breeze,  just street noise wasn't restful when temps had been in the high 30s during the day.  At old style electric fan was provided but really.....
