I loved this place!  After the old city villa allya has one of the best views in town.
I have spent 3 nights and i would recommend the place to everyone.
The rooms are very clean and look lovely. The most important thing to me is to have clean bathroom and it was very clean. 
It was quite place and i would even recommend it for couples too.
I felt really welcomed at villa alliya.

The best place to see sunset

Very beautiful view. I highly reccomend this place. The housekeepers were invisible witch i liked. We got clear instructions on how to get to the house. Its near bus station. Getting around the city is very easy. Would book again.

Great view and clean house.

A beautiful place with great views and lovely owners. Alliya was a perfect end to our month long trip around Europe. Well situated near bus stop that serves bus station and old town it made getting Round easy. Having said this the location isn't an easy walk from any of Dubrovnik's major pulls. Bed comfy, sizeable kitchen (without kettle) and friendly staff :)

Location the only negative

This is a lovely place to stay and very reasonably priced. There are fantastic views over port and marina and the sunsets are amazing. Be prepared to climb steep steps if you are on foot but no problem if you are physically fit. Will return again.

Wonderful welcome

After nearly an hour and 20 minutes of the taxi driving us the 20 minute trip from the airport to the correct area and then around and around trying to find this place he finally dropped us at the end of an alley and indicated it was 'somewhere down there'. The area reminded me of the favelas of Brazil; set on steep mountain side, terribly lit and extremely daunting to first time visitors. Our first experience, a few doors down from our destination, was to be attacked by a neighbours dog; having to get rid of it by waving our luggage at it. Eventually we found the 'Guesthouse' where we were greeted by what appeared to be 'The Landlady' with the words, "You're late..!". After explaining that it had taken an hour to find the place we were shown to our room. A delightful little place full of character such as mouldy food in the old fridge that sat on the veranda alongside the rattly old fan that substituted for the air-con. Or the friendly insects that adorned the floors and paper thin mattress and the inoperable lightbulbs which allowed a night time view over the alleys of the Frevela. By the discription we had read; nice quiet area of town, magnificant views etc etc we were certainly not greeted by this in fact quite the opposite. We are not fussy, just wanting a budget 'Hang-your-hat' hotel close by all the GOT scenes areas, however this was below this and the 'Landlady' had a very strange customer relations attitude to say the least. We ended up spending just the first night as it was too late to change, and then changing hotels the following day. We felt quite intimidated by the Landlady and gave her the reason, when asked why we were leaving, that the 'Hotel' was too far out. However the icing on the cake was after returning home and leaving a review on Bookings.com she sent a Whatsapp message directly requesting tha we remove the review! Of course we would, after our experience, not recommend this accommodation.

Not Good

First, this place is impossible to find, because they have built around it and there is zero signage.  Even other residents could not point me in the right direction when I arrived.  Rather than waste a day I returned to town, paid for parking and called.  The woman immediately said, I was late, she didn't like my attitude and I could find another place. She was insanely rude, like I was the biggest inconvenience of her life.  Finding a place is not so easy in Dubrovnik, so I left my 30 Euro parking space and went back. Again I was lost, she had sent incomplete directions, I stopped several times, finally after a neighbor called and accompanied me, I found it.  The woman said I should cancel it if I didn't like it.  I was afraid to leave and afraid to stay.  I called booking.com to make other arrangements, but could not leave until they were confirmed.  The woman who owns this place is very unstable, I would not stay here under any circumstances.  I note that someone else has written similar comments.  I have travelled in nearly 80 countries, I've seen some crazy, but this should not be on any website.  The woman's partner, Yasmina, tried to apologize as I was packing, I appreciated the gesture, but was very glad to see this place in the rearview mirror. Do not even think about staying here.

Horrible Hostess - DO NOT STAY HERE

I want to report you the emails send by this structure.

Me:

Hello. I’m sorry i made this reservation a while ago when the prices were lower. To cancel and find another place is not free for me. Why should i cancel?

Guesthouse Alliya:

Hi. We are over booked. Sorry. All best

Me:

You are not correct, it can’t be overbooked of me. I booked a couple of weeks ago and as booking says my reservation is confirmed:

Guesthouse Alliya:

Mr.luca if you dont cancel i Will do that. It happens even in hotel to be over booked. Best regards”

Ok then, if this was happening in other accomodations I would have to cancel all my tour in Croatia because my Booking confirmed reservations don’t mean nothing. If this was happening in other accomodations Booking.com would be a total failure. But this is not evrything. Is not only what thay did but how thay did it. Thay did try to make me cancel something something I didn’t want to cancel and that they couldn’t cancel without contacting Booking and saying “my bad i went overbooked”. Than instead of telling me “we apologize” they told me this is normal, “it happen even in hotel to be over booked” “I didnt wrote anything what is not happening in other accomadation” “Well I have the right to cancel you”. This is why Booking.com had to apologize many times for their behavior.
