We were welcomed by Eileen to this beautifully maintained old farm house and treated like we were family. She was always available to help and have the chat!

Our experience here really delivered on what is great about the Irish b&b experience, which, in my opinion is becoming harder to find. There is an absolute respect for your own time and space but there is also the chat and the craic, if you want that. And if you do want it, there's lots of chat and laughs to be had. 

Eileen would appear to be very well known and respected locally. She is also very informed about the various goings on and activities about the place. On Eileens recommendation, we hired a bike from a shop in a nearby village ~6km away, they delivered and collected the bike to and from the b&b.

On arrival there was (a loaf) of homemade brownbread and jam(also homemade), fresh fruit(again, home grown including grapes from their polytunnel - imagine, Irish grown grapes - that was a first for me!) / tea / coffee etc. prepared for us. Each day all of this was replenished for breakfast! Breakfast also included a choice of cereals, Each day, leaving for the greenway, we were stuffed to the gills!
The place is a 12-15 minute walk to the centre of Newcastle west. That said, in the evening Eileen dropped us into the village, with a run down of the local places to eat/drink) to a (very good)local restaurant and suggested places for us to go and where might be good, taking on board our preferences and budget.

If cycling the greenway is your thing(as it was ours), we found the place ideally located for access to it - a 5 minute cycle away is all it was and almost entirely off main roads to get there too.

Eileen even allowed us to leave the bikes in her shed in case it rained during the night.

As regards the room, it was 15-17 sq. metres in size(that includes the ensuite) compromising a (comfortable) double bed, 2 bedside lockers and lamps, a wardrobe, arm chair, and coffee table. A TV was mounted on the wall. It was spotlessly clean. WiFi was available if required. For us, it worked great.

Budget-wise it was ~20% cheaper than other accommodation nearby, and when we got there, we found the location more suitable for our requirements than some of the other places also(which we passed along the way).

Overall, I would say this place is something of a gem(in terms of the place and the experience of it) & I very much recommend staying here. I would have no reservations in staying there again. 
Given its location, I'd suggest it as particularly good as a hub if I was planning on doing the direction Rathkeale or direction Abbeyfeale(Kerry) leg of the Limerick greenway again.

What a great find for a b&b!

We were welcomed by Eileen who showed us to our rooms. Although dated, the rooms were very comfortable and did exactly what we wanted, a bed for the night.
Eileen's breakfasts are legendary, Unlimited toast (homemade bread), home made preserves, you decide on the quantity of cooked breakfast and whether to have goose, duck or hens eggs, fresh made griddle cakes and enough tea to fill  a swimming pool.
Eileen is so helpful and welcoming, she even made bookings for us at a nearby pub to reserve a table.

Home from home

The Orchard is an old and very charming BnB. The rooms are clean and very comfortable. The host has a great sense of humour, gives good insight about the area and is in general very loveable!
The homemade marmalades for breakfast are especially enjoyable.

Lovely!

It is quite some time since my last stay in a B&B, and you forget the etiquette of a B&B stay.  Instead of a corporate face, what you receive from staying in the Orchard B&B is friendly and warm Irish hospitality.  My daughter and I stayed with Eileen over the past weekend, and our experience was great.  Eileen made sure we felt welcome, with this approach it meant that other guests staying at the accommodation were also open and welcome.  This is not a 5-star hotel stay, instead what you get is a flavor of what hospitality should be, which was warm, welcoming and genuine.  The rooms are not of 2018 décor, instead they are old fashioned, clean, comfortable and this has a certain charm.  I would highly recommend a stay in the Orchard.

Five Star Irish Hospitality at its best

Eileen was a great hostess and the house was really nice and very homely . Eileen had a really tasty fruit  cake and tea when we arrived really delicious.We were going to a wedding and Eileen drove us to the hotel which was really great so we could park up and have no worries . Breakfast was yummy and home made jams and griddle cake was just exceptional . Thank you again Eileen we will recommend you glady .jim and Dolores cork

A lovely place to stay

Eileen makes a great effort to make sure your stay is perfect! She recommends pubs, bars, tourist attractions, anything you ask. She has a huge variety of delicacies for breakfast, both sweet and savoury, such as yoghurt, breads, scones and jams, which are all fresh as she makes them herself! There is also the classic bacon and egg for those who prefer, which she also cooks herself. She sat with us the first day (family of 4, my father, mother, myself and my sister) and explained with a map the best places to go and things to do and see according to what we were interested in. What was also super was that she made us cakes of all sorts daily and shared recipes with us which were specific to my sisters dietary requirements (no gluten or lactose or soya). The house was clean, warm and cosy and tea/ coffee could be made whenever desired. There was nothing to complain about other than the WiFi signal being a bit weak some of the time in our part of the house. We felt so sad we were leaving as we felt totally looked after and catered for and enjoyed Eileen and her husbands company greatly! Location was great too, not too for from many tourist spots. Totally recommended!
