It is a practical hotel. You get what you basically need. Close to the train station but far from the down town. The price is affordable. It is really clean, you also have a washing machine at the room. Cool :)

Very convenient

Stayed at the Hotel Livemax Nagoya for 4 days during a recent vacation to Nagoya. I rented a car so needed a parking space. The frontdesk staff went out of the way to help me find a parking spot near the hotel at the same rate as the hotel parking garage, since it was full when I checked in.  The receptionist spoke very little English but was trying his best to help me. The room is more like a studio that you see in Japanese drama, with washing machine, cooking stove, microwave and a full fridge.  The room itself is quite spacious but the hotel is right near the railroad track and the train comes very often throughout the night. It's so noisy that you could hardly sleep without ear plugs. Hotel furnishing is minimalistic but you got everything that you need.  This hotel costs a lot less than any other hotels in Nagoya. Consider that it's right next to the JR Station and it's only 1 stop from Nagoya downtown station, I would recommend staying here if you bring your ear plugs or somehow can fall asleep no matter how noisy it is.

Close to JR Station, Attentive Services but Noisy and Old Rooms

We stayed here for a week.
This place is more like furnished apartment targeting long stay people. (Of course you can stay for 1 night). This place is right in front of train rails (JR and Meitetsu). So trains are running all day long. Thought they have double windows, it is quite noisy. If you are light sleeper, I would not recommend to stay here.

You need to walk 5 to10 min to go to convenience store or restaurants.

Close to the hotel, but noisy!

I am actually still trying to understand how this hotel is able to keep its doors open. I will sum up my experience of this establishment with the following "lack of sleep." It is IMPOSSIBLE to sleep other than between the hours of 01h30 and 05h00. The reason is that the railway lines are just over the road. As long as the trains are running it's not possible to sleep. I even tried my noise canceling headphones and sleeping pills! The room was not very clean when I arrived, hairs in the bath and on the floor. The size of the room is very large in Japanese standards and there is a couch which one can use to watch TV, if you want. It appears to be a self catering sort of place although this was of no interest to me so I don't know if they have all the necessary implements one would need in order to prepare anything more than instant noodles. 
The staff however I will compliment. They are friendly and helpful. I also forgot something in the room when I checked out. I was able to retrieve it the next day as they kept it for me. I was very relieved about this and thank them once again for their honesty. 
I will never stay here again and in fact checked out early and stayed somewhere else just down the road where it was both cheaper and quiet.
