Rooms have basic amenities (Attached bathroom with hot shower & soap). Very clean & safe.  
We arrived weekend (In this state, weekend = Fri & Sat).  No one at reception most of the time, but we are okay with that as we came prepared.  We stayed here for one night as it was within walking distance to Universiti Sains Malaysia (Kubang Kerian) where we had an event early next morning. Subsequently enroute to Perhentian (About one hour to Besut jetty in another state - Terengganu.
Down side is although not very far from Kota Bahru (<10KM) if you don't have a car be prepared to pay about RM30-40 taxi fare.

Budget motel in a good location, close to the university & local night market

I choose this motel because of its close proximity to HUSM. It only take about 5 minutes walk to the campus. There is no lobby so you have to carry your luggage up the stairs by yourself (the friendly staff helped me carry my luggage). 

The room was very clean with nice and simple interior design. I had a family room because there was no other room available, so the room is very spacious for one occupant. The toilet is extra clean, and hot water is provided. The room have no fan but aircond is provided and functioning well. 

The motel is also within walking distance to the taxi station. The surrounding area is very quiet as the motel is facing a bank and empty shop lots compared to other motel which located in front of the main road. 

The wifi service is excellent
