We stayed in Pinlon for 2 nights, it was such a lovely little retreat from the crazy city bustle of Yangon! It is a little further from the main Shwedagon area (about 15mins cab ride), but for us, it was the much needed get-away from the hustle.

Nice, spacious villas/ cottages that gave a very restful, country feel - also the surrounding areas had nice greenery and a few ponds with ducks.  Great for little ones to run around in a safe compound area.  When we went there were a few parts under construction still, but didnt affect us at all.

What we enjoyed very much was the room service food!  We had some of our favourite dishes in Yangon there.  And it was very reasonably priced at no more than USD3-5 for any dish we ordered.

Overall, this is an excellent, restful retreat. Don't come expecting Four Seasons or Banyan Tree, but for its homeliness and friendliness that we really enjoyed.

Lovely little cottages, a retreat from the city bustle!

Friendly staff, near a station for the circular train and a nice breakfast. This Hotel/Cottages/Condos has a wonderful staff that will go out the their way (on Myanmar time) to help you. It is about a 6-7000 k cab ride from the airport and about 30-45 minute cab to downtown. Very roomy accommodations, breakfast included, you can also get dinner here for 4000-6000kper person if you don't feel like going out. 
There is a City Mart, an ATM and several small restaurants about a ten minute walk (1/2 mile away) as well as a small convenience store maybe five minute walk distant. We stayed there as our base for working in the Yangon area. The wifi as in most of Myanmar is sketchy, not fast and intermittent.

Great staff and a great value.

I spent 6 nights at Pinlon with some friends. The rooms are mostly clean and comfortable. There are mosquitos and the front desk will offer a mosquito nets.
There is wifi but the connection is not good. There is a free breakfast but has limited items. The service at front desk is attentive. I was questioned about a cigarette burn in the sheets. I don't smoke. We stayed at this hotel because it is close to where we were working. The hotel grounds are pretty.
