It is a budget accommodation, with separate common bathroom and very good value for money if you are looking for private rooms instead of a hostel. 
I had booked two nights at the guest house. The location is in a quiet street close to Sule pagoda, so was quite easy to reach from the airport. The landlady is very friendly and helpful and the main reason for my satisfaction with this place. I had booked a budget single, but as soon as I arrived, the landlady upgraded me to a double bed. She was extremely helpful in planning my very short visit to the city. Had the traditional Mohingya on the first day at breakfast, which got me completely hooked to this Burmese national dish. Was a bit disappointed to be offered toast on the next morning, but breakfast was substantial.
The access to the guesthouse is through a long and steep staircase, so if you are carrying luggage, this is something to be aware of.

Good location, value for money

This hotel is located on the second floor. Be careful when booking your room as some have shared bathrooms. When I checked in they said I had a shared bathroom even though I know I booked a room with a private bathroom. But they ended up giving me the room that I booked. They helped arrange for a taxi to the airport and gave me some good dining recommendations nearby. They were very friendly and I would come back here again. The Wi-Fi does not work that well in the room but this is the case in most of Myanmar.

Owners very accommodating 

This is a reasonable place to stay whilst in Yangon. Easy walking to railway station and many attractions. Rooms are clean and the hot shower very good. It is family run and very pleasant reception staff with good English and help if you need to book a tour or taxi. The only downside is the very steep stairway getting to the accommodation floors which take a bit of negotiating. There are plenty of eateries close by and many streets have stalls and food vendors during the evening.If you are looking for reasoable accommodation in a good downtown location in Yangon this this a good place to stay

Good Location

This guest house is located not too far from the river in a fairly bustling zone of small streets with a lot going on. So it's kind of a neat area to stroll. You can also easily get to 19th Street, which is in Chinatown and is the unofficial food street. Always packed with travelers and locals.

The room was nice -- comfortable bed with high ceilings, quiet at night, great movie channel on TV (Which helps, because Yangon tends to close shop early), and secure.

The downside of the hotel was that it's probably a bit over priced for the standard of room compared with other countries you visit in SE Asia. But it's not just this guest house -- most seem to be asking more than they would outside of Myanmar. Also, the breakfast area is right outside of the more expensive rooms -- which wasn't a problem for me as there weren't many people staying, but I can imagine it can get a bit noisy at breakfast. BUT...Yangon is a city where you SHOULD be up early to walk around and explore. 

Also, they didn't do a room cleaning after my first night. That also happened down in Bagan, so maybe that's the way it is in Myanmar -- you probably have to ask for a general cleanup. This isn't a negative point, just something to keep in mind that you'd have to ask to have a clean up.

Anyway, I liked the family a lot. They were super helpful. The room was clean and I slept like a baby in that bed. The shower is hot and amazing, albeit in a very no-frills bathroom space. If I was staying in that area again, I'd book here again.

Nice family run place. A bit pricey for the area, but great shower and clean room.
