good location; very helpful staff; good breakfast

Without any reviews of Sky Hotel to be found I rolled the dice and won.  
My super early departing bus leaving Dagon Ayar Bus Station for Ngwe Saung is quite far out of the city.  I didn't want to lose any precious sleep to take a taxi for nearly an hour drive from downtown at the crack of dawn.  Sky Hotel wasn't yet on Trip Advisor yet I found it on google maps.  
It is a gem in the middle of a pretty rough and downtrodden area of outskirts Yangon.  
The staff is so helpful.  The facility perfect for a one night stay.  There is nothing of interest outside of the hotel property so thankfully the restaurant was quite good.  I had dinner delivered by room service and was quite satisfied.  The room was equipped with all my needs and was very clean, hot water and nice enough.
I may suggest that you request a room at the backside because the road in front of the hotel is quite noisy from the traffic.

The staff encouraged me to partake in the breakfast buffet even though i thought i wouldn't have time.  But everything timed perfectly.  The buffet was ample, delicious and filling.  There is even a espresso/latte machine where you can make your own drinks.  The front desk arranged a taxi to take me the short 5 minute drive to the bus station.  I do not recommend walking to the bus station even though it appears close.  Plus the driver was able to show me where/which bus I had a ticket for since everything is in Burmese lettering and it would have otherwise been quite confusing.
It is definitely worthwhile to spend a night at Sky Hotel if making an early morning bus departure for Chang or Ngwe Saung.  

BTW Trip Advisor has the location currently wrong...if you search for Sky Hotel on Google maps on the Pathein road then you will see the actual location.
Also be aware that there is a different Sky Hotel located in downtown Yangon.  this is a different one.

I traveled solo as a foreign female and felt safe.  I can recommend staying here.

Excellent located hotel for Dagon Ayar Bus early departures

It is a really nice hotel with great facilities and service . Also location is convenient for business travellers who want to stay near Hlaingtharyar industrial zone. Dagon Ayear bus terminal  where leads to Chaung Thar beach or Ngwe Saung beach is closely situated from it . So it can be used as a transit before our trip for our relaxation . Staff are really helpful with their hospitality and friendliness. All in all, really satisfied during my stay in Sky.

Experience in Sky hotel

Perfect service and facilities. Great value for price. Hotel can arrange Limousine Service, meeting room with facilities and business office if guests require. The quality of food is excellent and they can also arrange such a function for dinner party or birthday party on rooftop up to 150 people.

Inspection

We stayed there for one night due to its proximity to the bus station. Staff was friendly, organized bus tickets to Ngwe Saung (as demanded by email) as well as a taxi to the bus station (5min, 2000 MMK). The room was bigger than expected. If you want to eat dinner, the only possibility is the hotel restaurant which was ok (food eatable, but nothing to remember and the service weak although way too much staff around). The same goes for the breakfast, which was one of the worst we have had in 3 weeks in Myanmar.
We were woken up at 4:30am due to loud calls with megaphones for donations on the nearby road. Earplugs didn't help. A great "joy" was also to realize in the morning that my small backpack was covered with little red ants. Due to limited time I wasn't able to figure out the source but I am 100% sure that the ants must have come from the hotel as I had repacked my bags at the airport before coming to the hotel.
