Clean rooms, friendly staff. Nice breakfast and dinner. All quit basic, but friendly staff made it all OK. We were here 1 night as a stop over tot Italy. Recommended. Beds were not very comfortabel and bath room very tiny. But for 1 night no problem. 

One night stay, very nice

The Zappa Hotel is a gem- the staff was incredibly helpful, friendly and accommodating- and the chef’s ( Gianlucca) cuisine is over-the-top delicious- wished we could have stayed longer.👍🏼The hotel has a private beach, beautiful views and comfortable beds- we were fortunate to have a room with a bathroom and view of the lake- the only inconvenience was that  their charge card machine was not working. Otherwise, overall a great experience and would gladly return to this hotel.

And the prize for the worst reservation management and administration, and the most UNRELIABLE ALBERGO in the entire Switzerland goes to... /drumbeats sound/ ALBERGO ZAPPA!
Yes, please avoid making reservations at this hotel, either by e-mail or per booking.com They are so unorganised that your chances it will not work out are very high.
I had stayed three times at Albergo Zappa on previous trips to the Ticino region, the first and the second time the reservations worked out. The third time (in 2017) we reserved two rooms per E-mail and phone and in native written and spoken ITALIAN, so there was NO communication problem. When we arrived (in 2017) the lady at the "reception" (which is a small desk, all unorganised, full of papers and a reservation system made on a paper as well...) said we had reserved only one room! (when a day earlier on the telephone she had said "tutto posto" ("all is good"). After relocating us in other place she came up that she had one more room... so we took it. It was small, with a ceiling window... we stayed two nights there, it was ok. Honestly, I would have never ever reserved there again, but my companions insisted to book again for 2018, despite our apprehensions given the situation we had been through in 2017. So well, we booked two and a half months in advance with Booking.com, thinking that perhaps this service would help them to be more organised with the reservations, BUT NO! The very day of the check in, when we were about 45 minutes away from Albergo Zappa I got a phone call from booking.com and an e-mail saying that "While Albergo ristorante pizzeria Zappa is unable to accommodate your booking XXXXXXXX because of hydraulic problems...", yes, HYDRAULIC PROBLEMS, the oldest and most used excuse for getting rid of a reservation! 
Please avoid Albergo Zappa, simply because is the most unreliable place I have ever seen in Switzerland, Europe and the world!
I think is a pity this property is under such bad administration. With the right administration it could be a wonderful Albergo.

Why Heaven on Earth?
The hotel, food, cleanness, service…etc… were all perfect. The hotel is a family run business who they go out of their way to help you. I compare the hotel with heaven and the staff were like angels. They help you out in everything you need and make you feel one of their family. Not to forget to mention the one of the most wonderful view. The hotel is in Lake Lugano front with the mountains surrounding it makes the view awesome!

Heaven on Earth

Very nice place to spend few days in relax. Top level food and staff.
So, this is a place for each one need to get off stress and problems. Our room has lake view and during the morning we'd like to drink coffee watching the lake and the sun

A world of its own

I know it's a hotel but the best thing about Albergio Zappa is the chef.
A fantastic meal, highly recommended. The hotel is very clean but very basic. Very good value for such a stunning location. Overlooking lack lugano.
I will be back. Such a good meal.

Excellent restaurant 

booked online as it looked a very nice location,and altho it was a beautiful aspect was a considerable distance from lugano itself (my fault for not checking properly)
A very dated hotel tired furniture tired décor and extremely small shower cubicle any one over 15 stone may have trouble getting in it.
ate at the hotel, big mistake, altho the dinning area was ok and the waiter a credit to the hotel the food itself was very bland, expensive wine list average price 39 euros, a bottle with the evening meal cost for 2 without starters and sweets 98 euros,which as most people know that Switzerland is not the cheapest place to stay was over priced in my mind for the location but wede already looked for anther place to eat but in September most had closed for the season .
Breakfast was limited but again maybe it was the time of year  the hotel needs a face lift and unfortunately when we travel next year it wont be where we want to stay
