HOTEL NOW CLOSED- Refund never received. Customer service non existent. Property SOLD but website still active. AVOID. CLOSED. Do not book this property: despite numerous attempts to change my booking because of Covid restrictions Hotel refused to change dates or refund.

We had 3 nights at the hotel. The staff was very friendly and helpfull. 24hours reception. The breakfast is very good Scottish breakfast, with coffee or tea.Cold drink: orange, apple juice. Jam, honey, etc...
 Our room was cleaned every day.  In the room: instant coffee, hot chocolate provided, filled up every day

Good hotel, excelellent location

This is an excellent value 3 star hotel in a quiet location but still just 10 minutes walk from Princess street .Value sometimes gives impression of minimal .However nothing minimal about the spacious well decorated excellent room with very good bathroom and other facilities . The Breakfast had lots of options and was of good quality and included in the price .We will return

Good hotel in excellent quiet location

Stayed 1 night, Abbey hotel is well located in a quiet street but only 6/7 minutes walk from Waverly station. It is situated in terrace of typical Edinburgh architecture, our room was big enough for 2, very clean with a good shower. Breakfast was top class and staff were friendly and helpful. Only one minus, there is no lift, we were on the 2nd floor, normally not a problem but as i was suffering from a chest infection it was a struggle.

Nice clean hotel

Away from the hustle and bustle of the city and traffic and with ample parking outside, this place was perfect for the New Town and for walking to Calton Hill.  Deborah on reception was lovely and helpful and we had a great room with spotless bathroom and lovely thick pure white towels with a view over the garden.  Breakfast in the morning was perfect and served by the friendly Honey.  We slept like logs.  There’s no lift but the stairs are wide and not too steep but that’s what you put up with to stay in a beautiful townhouse like this.  Really lovely place, handy for everything but really peaceful and spacious.  Will definitely stay here again on our next visit.

Fantastic Location

sorry for the long delay. We stay here in Sept. 2019. great room overlooking the lovely garden. we booked it for 4 days, Debra made it possible to stay a week. Thank you so much!! Sorry if we put anyone out. Twas always great coming back from our adventures of the day, to be greeted by Paul or Debra.  location is great. service grand. Well stay again when we go back!!

Great place to stay!

I booked The Abbey after reading the positive reviews and ignoring some of the bizarre complaints. The location is excellent - a short stroll into the city by turning left and walking past the Play House, or, if you fancy a climb and a great view, by walking over Carlton Hill. 
Most of the reviews are complimentary about the rooms, so it came as a disappointment to find that ours (Room 11) was so rundown and in need of redecoration. The bathroom had clearly been renewed in the last few years, but the wallpaper was peeling off in various places; there was a damp patch on one of the ceilings, stains on the bed runners which looked as though they hadn't been washed in ages; two large cracks in the wall on either side of one of the windows and the carpet was very grimy and worn - in fact it looked as though the TV cabinet had been used to cover a hole in said carpet. 
The hotel is billed as a 3 star Metro and it may well be in other areas, but they obviously didn't see room 11. Breakfast is adequate and the staff friendly and helpful. I've seen some adverse comments about the male owner, but we found him to be engaging and pleasant to talk to. We were only there for 3 days and had paid in advance (non-refundable apparently) and the beds were clean we stuck it out. I can't see us returning though based on the state of our room. Right location, wrong room.

Really like this hotel that I stayed at for the first time. Room was clean and spacious with a modern shower room. Staff were friendly and helpful. Breakfast was great and it is only.a 10 minute walk from the city centre. Would stay here again.

The location is good and handy for the Theatre 
The hotel staff are brilliant and very helpful. Shame about the owner who was more than a tad ignorant.

Great staff and location 

A good small hotel -  clean and quiet, which were the reasons I booked it ( based on others' reviews)!  The stairs are not a problem unless you're very unfit.  I booked a twin-bedded room which had a pleasant view of the garden at the back.  Unfortunately, the window needed some attention as it kept slipping down when I tried to keep it open.  The beds were very comfortable and the breakfast was good: I can't believe the fussy comments one or two people have made!  A tea tray was provided in the room, but no biscuits and NO WATER, so I had to go out straight away to find some.  I felt this was a cost-cutting exercise one step too far, hence one star deducted.
