Stayed for one night, the Bollywood room was great, plenty of space and clean and tidy, WiFi was excellent. Breakfast was only continental, so we didn’t bother.
Located in the main bus route into town, so couldn’t be handier, parking was convenient too (free on street parking at weekends).
Would come back.

Great Location 

I regularly travel to Edinburgh and usually have only a one night stay, so I look for accommodation on a bus route - specifically the 12 or 22 - and for a price I am prepared to pay.  I obviously didn't do sufficient research into this property before booking.
The bed was comfortable although huge colonial style frame which was in need of a thorough clean - My guess is it is too heavy to move easily.  The bed linen was clean as was the single white towel.
However the carpet was very grubby and there were a couple of stains of dubious origin. 
The TV was badly in need of retuning, but I could not persuade it into a menu to do this and in any case the digital signal was apparently inadequate.  BBC 2 was completely absent as a consequence. 
The bed light shade was thick making the light  inadequate for reading.
I  had a call from the hotel at around 7.p.m. while on my way to the hotel from the city centre asking when I was due to arrive.  There was no mention at the time of booking that there was no one there after 7.00p.m.  In fact I saw no one else other the man who showed me to my room, for the duration of my stay and in fact I was not convinced there were any other guests.  There had certainly not been any attention to the room during my absence  i.e .bin not emptied/ cup not washed (fortunately there were 2 cups)  etc.
There was an option at booking for breakfast which I didn't take at the time of booking, but on asking when I arrived at the hotel, was informed that breakfast is not on offer in the low season and there is a Tesco nearby.
The room was right at the back of the property and the person showing me around was at pains to tell me something about the shower being different from the norm.  It was indeed, since I could not persuade it to produce any water at all.  Fortunately it was over a bath and there seemed to be lots of hot water - but not from the shower!!!
There was a certain amount of black mould around the bath sealant - no excuse for that - and there was what appeared to be the remnants of an extractor fan perhaps on the ceiling above the bath.
Although I do not use a hair drier the only mirror was in the bathroom!!!
The kettle was somewhat intermittent in its ability to boil and the PAT test was out of date by around a year.
This seems like a litany of disasters and I had hoped to bring these issues to the attention of the owner /manager, rather than make them public, if such a person had been in attendance at any point during my stay other than when I arrived.
I guess you get what you pay for and I didn't pay a lot by Edinburgh standards but it was very disappointing to find such basic standards lacking.
I do wish hoteliers would look at a room from a guests point of view.

Disappointing

What can I say positive about this place? If you require a bed for the night at an average price then this place it is better then sleeping in the street, as the location is great. Just up the road from The stadium, haymarket station and a short bus or tram journey to the city. 
BUT and it’s a BIG BUT!!!! The negative completely outweighs the positive.
It’s Dirty... Old feeling with a smell when you walk in, it’s in desperate need of an upgrade and a good scrub.
Walked out everyday feeling itchy and that I needed decontaminating.
Towels never changed in the room.
Bins never emptied.
Cleaners? Non existent.... how does this place even function? 
Staff occasionally around and if they are in they are sat on a computer 90% of the time, no ambition in the place to be a good hotel or work in the hospitality industry.
1 star at best and that’s for the location only. 
Just don’t waste your money. 



If you have a tent it might be a better option.

Note: I have stayed here twice before my most recent stay.
Having stayed here previously, I knew that the décor was tired, but as it was two years later I stayed most recently, I'd expected maybe a lick of paint.  Not so.
The room we were shown to originally, "Udaipur" I think, had no central heating - the radiator was broken.  We were provided a standing electric heater, which helped very little as this was 01/02/19, and there was snow that day & night.  We were kindly given an extra fan heater after popping to reception.
We went for something to eat as we'd had a 5+ hour drive and were here to enjoy ourselves.
On returning after dinner and a few beers watching Wales France in a bar, we found one of our heaters had broken.  We had to call the out of hours number, and were helpfully directed to the "back room" and told to take the heater from there.  With these two heaters and the lack of radiator it was still cold in the room.  One of the heaters had developed a green spark at one point of the fan's rotation!
We informed the night contact that we were unhappy and that it was not acceptable expect people to stay in these conditions.
Went to Reception early morning, and spoke to the reception staff - a little calmer than I would have done the night before - and we moved room.  This one was just as tired as the last, and the bathroom was far from ideal, mildew being the main form of décor.
As we were off to Murrayfield, we accepted the room as at least we would be warm.  And that was the best it got really.  We were warm for one night.
We won't stay again, which is disappointing as I feel if there was some money spent it could be a lovely place to stay.

Tired and broken

I travel frequently and if I stay in a hotel all I care about is a clean room where I can have a sleep. Well...this was quite an experience. Firstly they took the money 3 months upfront...which I had to get back. When we arrived the rooms were not ready due to the problems with the cleaners..., we left and came back much later...the linen was clean, but the cleanliness of the room was questionable. Towels were missing, had to ask for them and when they did not arrive after so many hours had to collect them myself. Thank God they were white as otherwise I would have had serious concerns. Breakfast next morning was ok but not ready as the person responsible for shopping didn't arrive or something like that. We took it with a pinch of salt and great laughs as the whole experience was hilarious. I did feel a bit sorry for the staff but we just couldn't help laughing.  Of course there was no discount for the delay in getting into the rooms the night before but hey ho. I must say ... never again. It could be ok but dirty carpets, reception desk fixed with a shabby tape...dust under the bed and stained floor in the bathroom. The location however, is excellent.
