The facilities at the Nicolson apartments were excellent . The apartment itself was beautifully furnished and decorated to a very high standard . The staff who booked us it at reception were very friendly and extremely helpful and made sure that we knew the location of our apartment before we left . I would recommend these apartments to anyone who is planning a visit to Edinburgh .

Very nice well equipped apartment on Drummond street only let down by a very noisy fridge,  2 radiators not  working and we couldn't get  hot water. (just to wash the pots).
Apart from that there were no issues. 

Almost 5 stars

The classic apartments are ok but certainly not "luxury." On arrival, the stairwell (pictured) is a bit of a surprise given the "luxury apartments" marketing. Really? The main problem if you're unfortunate enough to be allocated a flat at the front of the building is street noise, not helped by the flats being next door to two bars or the wholly inadequate secondary glazing. The closest bar is open til 1am every night with all the street noise that goes with that. Avoid flat 2 in particular! There was also thudding music til the early hours on my first night You can also hear traffic noise very loudly in the bedrooms, so bring ear plugs but even they will not deaden the noise properly. The various comments in earlier posts from the apartment company that external noise is not clearly audible in the flats, are just absurd. The other thing to note is that the street itself is pretty run down and could come as a surprise to foreign visitors in particular. This is not "old town" in any meaningful sense. So a disappointing visit. I certainly wouldn't stay again.

Very noisy

We were very pleased with our 4 person, 9 night stay at Nicolson. The apartment was clean neat and sharp. Now problems with neighbors or the neighborhood. Short walk to downtown, Arthur's Seat, Univ of Edinburgh, shops, groceries, etc. Bus stops were also nearby. The checking process was easy, the office staff was friendly and allowed us to leave our bags in the office since we arrived before check in time. We checked out early and just dropped the key in the mail slot - easy. Full blown kitchen made us feel right at home.

Happy with this choice

15 minute walk to the Royal Mile and a little longer to the bus stop for the ride back to the airport. It's near the college so it can a bit noisy in the evening but only affected us on Friday night which you might expect.  The bedrooms are small, but after touring all day it didn't matter and the living room was a great place to relax when we got back.  Markets are close by and definitely hit the ice cream parlor across West Nicholson. The office staff on High street were very accommodating. It was nice to be able to drop our bags off when we got there in the morning,  tour, and come back to get them in the afternoon. I would definitely stay here again. 

Way better than a hotel. 

A group of 11 people stayed here between 16th November - 18th November. On arrival to key collection office the staff were very friendly and explained everything clearly. It was a short walk from there to the apartment. The location was great and a short walk to Royal Mile and Princes Street. On arrival, we were so impressed at the quality of the apartments, it had everything we needed and more. They were clean, spacious, beautifully decorated and comfortable. We had no issues with the apartments whatsoever. Everyone commented on how nice they were. To top of off, we had a great weekend in Edinburgh. I will definitely return!

Excellent apartments!

Visited Edinburgh for the Xmas markets and after struggling to find somewhere to stay that was well priced, we came across Nicholson Apartments. What great value for money these apartments really are. They feel like home and considering your in a city centre, you get the feeling like your in the middle of the countryside! We only stayed here for 2 nights but we couldn’t fault these apartments, literally 10min walk from princess street with a great variety of shops and bars on the way also! 

I don’t understand some of these reviews saying they walked through a rough estate  to get to the apartments ??! Theres only 2 possible ways of walking from the centre of Edinburgh to the apartments...one down a main road with shops, Tesco express, Sainsbury’s and a kfc on it, or through the university road past the student accommodation and bars!! Each way I felt safe! 

Comfy bed, superb storage space, shower was a little on the powerless side but did the job! 

Picking the keys up was straight forwards enough if walking from the train station, approx 7min walk from the station and a 8 min walk from the keys to the apartments. Only thing I would say to change is on the instructions it said  “ Exit the station via Scotsman’s stairs” which we assumed meant go down! I personally think these would be better stating “Exit the station and go up Scotsman’s stairs” 
This is just being super picky and possibly our own fault though!!!

We’re already looking at booking our next trip to Edinburgh and we don’t need to look anywhere else to stay!! For the value, you would be missing out not staying here!

Great!!!

We stayed in Apartment 2 on West Nicolson Street. The apartment inside is very nicely laid out, a good size for the three of us, and nicely furnished and decorated. The location is really well placed for the Fringe as it's near the University and the main venues. It's a 10 minute walk to the Royal mile and another 10 minutes to Princes Street if you're looking for the main tourist areas. The only problem with the location is that West Nicolson Street is quite noisy during the Fringe as there are venues on the road itself. I would suggest taking earplugs if you're a light sleeper or asking for a flat away from the front of the building. The beds themselves were very comfortable and there is wardrobe space provided in both rooms.

The flat itself is great if you're planning to mostly eat out but the kitchen isn't terribly well supplied so if you're planning to cook a lot while you're staying it may be worth bringing some things. There are only two tiny saucepans, and only three teaspoons. Also no complimentary food or drink or other cooking supplies are provided other than teabags and instant coffee.

We hadn't realised that the flat is serviced, so it took us by suprise when the flat was cleaned on our second day there. We would have preferred to be asked if we wanted this service as the cleaners moved our stuff around and we just generally found it quite intrusive in a self-catering flat where you don't expect a maid service. Perhaps I missed the information on the website though.

Our other niggle was that my friend had an operation last year and doesn't have full mobility currently. We discovered shortly before our holiday that the shower is over the bath, not in a shower cubicle, and that my friend may struggle to use it. Apartments Edinburgh didn't offer any concern or alternative suggestions when I made them aware of this. Admittedly we should have thought to ask when booking the apartment, but it would have been nice to have a little concern expressed or an alternative suggested.

This is the second time I've stayed with Apartments Edinburgh and I'd give their apartments a 7/10. They're more than adequate for a short stay and ideal for the Fringe.

Apartment 2 West Nicolson St - great location for the Fringe

+ kitchen bathroom well equipped 
+ layout of rooms good.
- windows don’t open so ventilation very poor and rattled all night.
- generator noise throughout the day and night
- location wise not the best - bit if a dodgy area. Apartment described as luxury apartment in old Edinburgh town. Paid luxury pice but neither apartment or location luxury or in old town.
- picking up keys for late arrival is a hassle as they are stored in boxes in another location. Boxed could be installed at the Nicolson Apartments 
- hallway not welcoming looks like a council flat hallway
-flickering lights
- had two kids with us the tv failed to worked when we tried it, they sent someone round whilst we were out to get some supplies from local shop. The tv was left switched on working fine so we switched it off and went out for the day.After we came back looking forward to watching tv as a family after a wet and windy day. The tv failed to work. They were not able to send anyone around as after office hours. Big disappointment as we had bought a dvd well!
I requested late check out of 1pm as compensation but they were only prepared till 12 as the cleaners started their schedule and couldn’t be contacted.It’s 2018! Mobile phones!
- bathroom needs tlc and new shower.

Nicolson Apartments 

My husband and I together with our daughter and her husband book these apartments for the London Marathon.  The big plus is that the flat is perfectly situated for starting the marathon.  We collected the key from the agents and all the communication with the agents were incredibly polite and professional.   However we had a few issues with the apartment which just needs some really good reviews and maintenance, as well as regular checks on how things are functioning.   The kitchen equipment is basic and not really for anyone that wants to do more than heat up food.  Bring your own bread knife and cutting knives.  The shower only stopped when you got out of the shower went outside the bathroom and switched the shower off from the mains.   There was a wardrobe door (sliding) not on tracks.   The wi-fi had a major problem whilst we were there - adding to quite a lot of stress as we were all planning to do some work in the apartment.   The rooms otherwise were quite pleasant but corporate basic and beds were reasonably comfortable.   So all in all we had Apartment 7 - so maybe we had bad luck.  The agents were very nice and said we will have a reduction should we visit again but not sure I would.   So others seem pleased but we really felt this apartment was basic and need some TLC.
