A little suprised that the rooms were so old but very clean. Small tvs { ours had to be replaced.}
All correspondence was by cell phone. No one on premises .No indication it was a b& b from the other side. They let let me move part of my reservation to the weekend do to a change in my plans but with surcharge. Met the owner breifly and was nice enough. Wife was surly. They were on holiday for most of our stay. Over all good choice for short notice but could do better for the money with a little planning.

Slightly overstated description, but very clean

Hello! 

Firstly, I am thankful to the owners for the service they provided me.
I spend in the "Moet" room (the en-suite one) in the Guest House approximately 4 months and a half, from the 3rd of January till May the 15th. I decided to join 15 Merchiston Gardens' "family" just before Christmas in order to have a place where I could spend the first trimester of the Uni (starting on January). At the beginning I was almost "forced" since I hadn't found any other solution and January was really near...
As far as I am concerned I can only be thankful to the management for the following reasons:

- My room (Moet) was beautiful and "typical" from british culture (I guess): in all of my trip I have never found a perfect room but I have always felt comfortable and at my own ease. The room is big, with a huge bedroom, full of shelves and three heating. In addition, given that living in the last floor the heating is slow to come up, the owner kindly gave to me a portable one that I could use throughout all my staying. Furthermore, the owner decided to reinforce the windows to protect the room from the severe wind the many nights was pushing. Also, the bathroom was really nice, with a lot of space, a big sink, a big shower, heating, toilet. 

- Kitchen: small (when you share the flat with other 4 students), but really practical and with everything I needed.

- Living room: huge and cleaned, with two big couches, a table, chairs, TV.....

- Location: for what I needed (attending University at the Craiglockart's Campus) was excellent, since I could go to the school or to the city centre either on foot or by bus.

- Price: it was high, however, I think it is a really good offer (for one trimester)considering other quality-price houses that I looked for around Edinburgh. For example, it happens many times that a student asks around for a flat to share and finds out a good offer, however, he/she then has to check the quality of the flat (which is often really low) and bills have to be added. This results in not being so that convenient!

- The Owners: everytime that I needed something thery were available. In fact, I asked for a desk and they gave it to me, when I was sick they asked me if I needed something or not.

THANKS FOR EVERYTHING

We were Thrown out - so shortly after arrival that some of our things were still in the car (my mobile phone being one). "Ejected from the premises" on the word and the whim of a 10yr old lad (approx) who told his Mother I'd been rude to him when he opened the door to us. After having telephoned that morning to confirm everything, including an ETA - this was more than annoying when he told us there was nobody there to check us in, so we'd have to wait outside - without saying for how long as he started to close the door again. After a 3 1/2hr journey I simply stated that there "needed" to be someone there to check us in. It Was "check-in" time. The "woman of the house" came storming into our room on her return - which was NOT the "Luxury Suite" on my booking confirmation. It was at the "top of the house" where my wife and I had to carry a weeks worth of luggage, with dog apparel to boot and with no help from any direction, myself as a post-heart attack sufferer, with a 63yr old partner who also suffers pulmonary, pulse and other health problems. The said "Lady of the house" then found me "stripped down" on the bed when she burst in and me trying to recover (hyperventilating and sweating) from the ordeal of climbing all those stairs, while I was trying to contact the booking agent at thw same time - immediately! We were shouted at for leaving our car just outside, whereas the web-site states, "free weekend parking!" The street signs confirmed this also PLUS additional "paid Parking" during the week - so there should actually have been no issue with where the vehicle was at that moment time (or any other moments in time) - having only so recently arrived! But we were ordered to leave within a 5 minute time frame for upsetting her son.
She also shouted about our dog being aggressive because it barked when she stormed into the room "on the attack!" 
Trying to exit as quickly as possible, I found their dog eating our stuff at the bottom of the stairs, and it snarled at me when I tried to move it away = "dangerous dog of the house." 
The woman said my comments to her son would have been recorded by the CCTV cameras on the street - with which I have no problem because I was simply firm, as the situation needed, but not rude! However, her implied threat about the CCTV voice recordings are delusional to say the best and the least. Be prepared therefore to be treated with the utmost disrespect, lack of professionality and have "hissy fits" thrown at you. Be prepared NOT to find yourselves in the room / suite you have confirmation of having booked too. The "Moet" *room* is not a Luxury Suite!
I actually thought I'd booked a hotel but "this place" does not even have a B&B sign. An anathema to "the hospitality industry!"
My Hungarian wife never wants to see Scotland again!!
THIS is what our booking confirmation SHOULD have been (copied and pasted):- 
Luxury Suite 30 m² (no way - small, pokey and shabby)   
Free WiFi (don't know. Wasn't allowed to stay long enough to get a pass-code)  
Coffee/Tea maker (it was a kettle - for which there was no suitable socket and it had to be moved elsewhere to be plugged in)
• Bath (yes - but not the free standing Victorian ((style)) bath which were supposed to be getting.
• Hair Dryer (don't know - never saw one)
• Clothing Iron (not seen and don't think so)
• Seating area (NO! One wicker style chair. One plastic children style desk chair) 
• View (no view and no bay window as per the description)
• Wooden / Parquet floor (No. Wooden shabby repaired floor planking, yes. But no Parquet) 
Bed Size(s): Single bed(s), Extra-large double bed(s) (Super-king size), Sofa bed(s). - There was only one bed. No single bed. And no settee, never mind a sofa bed!
The pictures presented on the Internet are a total sham of a con compared to what we were presented with. Basically, everything our "confirmation" promised as "confirmed" turned out to be untrue. Perhaps this was the true reason for being "thrown out," as we personally had no intention of staying there any longer than absolutely necessary and was one of the reasons for immediate opening of my laptop - to get relocated!
"The man of the house" acted more rationally and sensibly when he came home to her words "We have a problem here!" When in fact she was the problem! He was apologetic without actually apologizing for obvious unspoken fear of crossing his wife and directed us to a hotel chain who would accommodate us (with dog). However, the whole point was - we wanted the space offered by the suite to relax in for a week and not just a hotel room. But, this is a "Traveller Warning!" If you do find yourselves staying here for whatever reason, do not "cross" this woman! Whatever you do there, "Tread With Caution!" Having run a B&B... Having run a 100pax hotel... Having been an officer of an international charitable organization I can tell you of a certainty, that "that lady of the house" is by far the most obnoxious person I have ever encountered.
As for "the pets accepted" info... ONLY if you are prepared to keep your animal in a suitable cage for the entirety of your stay!

NO WELCOME HERE. "NIGHTMARE ON MERCHISTON GARDENS!"

My girlfriend and I stayed for one night for a night out at the stand comedy club. We had a very friendly welcome when we arrived and throughout our stay. The rooms are very clean and spacious. The place is a short distance to town, easily within walking distance with a lovely walk through the Meadows. Would recommend staying here. 

Great - would recommend to others

Obviously their interpretation of luxury suite is far far away from the real meaning. We booked the luxury suite which was a large room for sure but the room had the original poorly maintained wood sash windows (notorious for their draughts) which were difficult to close for a novice. There was an OLD CRT televison in the room, now that is not synonymous with luxury it is? To charge Pounds 7.50 for a breakfast delivered to your room is an insult in a country famous for it's breakfast.If you look a bit harder you can find mush better value. We didn't find out no parking until we had booked, they could have said at least there is paid parking outside the B&B ??
