Great B&B with some character. Our rooms were exactly as pictured. If you require an elevator this may not be the place for you but for me it was exactly was I was looking for. Proprietors were very kind and helpful. I would stay again. We opted to Uber around or walk, but there are bus and taxi options as well

Quaint and Quiet

Using Edinburgh Waverly train station as a reference, The Rosehall Hotel is about 20 minutes by bus & easily accessible with a bus stop a few steps from the hotel. A few blocks in either direction are local pubs, take away food & Holyrood Park
    The host was very welcoming & was kind enough to learn our names & use them when we met in the hallway. She made sure we were comfortable & asked if we needed anything, including recommendations for food or places.  She made sure we had breakfast before heading out.
    We had trouble with the heat (we were unfamiliar the steam heat adjustment) but were fine sleeping.  The shower (the bathroom in general) was a little tight to bathe & get ready with the door closed, but the soft water was hot & powerful enough.
    For a fee, breakfast could be continental, traditional cereals or hot with juices, teas, coffee & toast. It may not seem like much, but it does fill you up.
    There are no lifts.  It's at least a floor up & depending on your room, the bath may be down the hall, but it is your personal bath.

Worth a view & a stay

Hotel in a good spot with the back rooms mountain view, not too fat from city centre.

Good place for few nights , clean , but would do with few upgrades ( showers and breakfest ), but overall good place to stay for weekend...



Good stay

A friend and I stayed here during Edinburgh Fringe.  Our room was large and comfortable and clean.  Location is good with excellent bus options at the door.  Walkable to local restaurants.  Breakfast is included, check-in is easy.  There is no lift but stairs are wide.  Staff were pleasant and helpful.

Good value, clean hotel

Small hotel 15 minutes from city centre by bus. the bedroom was small with a private bathroom. The bed was comfy for a good night sleep. Very large selection of hot and cold items for breakfast. On last morning i had to leave very early so they  prepared a packed breakfast. Only negative the room was not serviced during my stay.

Good Value

Shabby overall, No staffed reception and no lift. Very old accommodation that desperately needs updating. No lounge to sit in. Communal hallways very smelly and dark
Gaffer tap under neath the bathroom cabinet that looks new, overall looks as if bathroom is new, no heating in the bathroom.

Very disappointing

Made a booking with booking.com. Failed through booking.com. Called direct to try to sort it out. The employee on the other side of the phone was very rude and aggressive on the. He was not willing to offer any help and very dismissive. Totally uncalled for and not needed. Lesson in customer service required. 

Poor customer service

This is really a bed & breakfast, not a hotel.  
The positives:
-We got there early (noon) and the manger was exceptionally gracious.  She put together a plate of snacks and hot tea while we waited for the room to be made up.  
-Everything about the place is very quaint.  It is nicely decorated and there are beautiful flowers everywhere.
-Breakfast was very good.  
-The WIFI and TV were very good.
-The bed was comfortable.

The negatives:
- Their was nobody on site to help with issues at the times we were there (before 9 AM or after 6 PM).  There is a card in the room that lists a phone number, but says to only call if there is an emergency.  
-It is an old building so the rooms are quite small, you shower in a clawfoot tub w/ wrap around curtain, the toilet didn't flush reliably, there are a very limited number of electrical outlets, and the windows are hard to operate. 
-There is no refrigerator in the room, nor anywhere on site to get a cold drink. 
 We left a note the first morning asking if we have some ice available for that evening.  We were told that that was not possible.  I had to walk 1/2 mile to find a bag of ice. 

The  lack of an onsite manager and the inability to get a cold drink or ice make it impossible for me to rate this bed and breakfast any higher.  I would not stay here again.

Quite a few positives, but I wouldn't stay there again

I stayed at Rosehall while attending the Open Championship. This is a nice, small hotel that is a 10-15 minute bus ride from the Edinburgh city centre. The owners and staff are quite friendly. On the night that I arrived, the owner offered to drive me around to look for an open restaurant when the nearby restaurants were closed. Try getting that kind of service at a Marriott! It is a very quiet hotel.

Short trip

We had a lovely weekend staying at the Rose Hall Hotel, such a clean hotel, our room was beautiful and was over looking Arthur' Seat. Teresa was such a lovely host, couldn't do enough for us. We will definitely be returning here in the future. Will be recommended to friends and family. Thankyou for having us, we've enjoyed every minute 😊
