My husband and I just love 10to12
Leigh and mark, the minute  you arrive just make you feel like family 
This isn’t just a b@b, it becomes like your family 
We arrived yesterday to celebrate my friends 50 th bday 
Leigh was amazing helping with the luggage whilst my husband went of to park
The rooms are always so lovley with everything you could ask for 
What we love the most is the finer details and the service is beyond anything we have ever recieved before 
It’s a great location

Our friends who we went with recommended this hotel. How right they were. 
The owners Leigh and Mark were fantastic, as were the rest of the staff I might add. Great banter from the word go. 
Nothings was too much trouble. The rooms are large and very comfortable. Some lovely touches throughout for example a fridge in reception with fresh milk and bottled water. 
Breakfast was absolutely delicious. 
I’m fussy about eggs and they were perfectly cooked. A lovely freshly cooked full English. They seemed to know people by their first names which made the whole experience even more personal. 
Highly recommend this Hotel and will DEFINITELY be back. Thank you Leigh and Mark

Fabulous Stay

Just a big thank you Leigh and Mark for making our stay at your hotel so memorable.This was our 2nd visit and I know it won’t be our last.From the moment you walk through the door you are made to feel special.From the welcome drink to the fantastically well appointed rooms and the lovely cooked breakfast this place is first class .But I must say the hosting skills of the owners make this place so good,thanks again to you both a Will see you soon.

Perfect couple of nights away.

Just a one-night stay, but what a lovely experience.
Large, bright, airy room with a large, comfortable bed. Our hosts were charm itself - a delightful and welcoming couple.
The building is most impressive. Every room, and area, was elegant and well-proportioned. 

Delicious breakfast, which will certainly keep me going until dinner!
Next time we are in Folkestone, not a shadow of doubt, will stay here again.

The hotel is a very pleasant gem of a find. The rooms are very clean, welcoming, warm and delightfully quirky. 
The hosts are warm and welcoming, so refreshing!

We spent just the one night here with friends and wish it had been longer. Greeted by very warm, happy, friendly hosts Mark & Leigh along with a welcome drink of our choice .
Leigh is so bubbly, addressing every guest by their name  during their stay.
Our bedroom was very large with an adjoining lounge and bathroom. The bed was extremely comfy, well stocked complimentary tray, soft fluffy towels - all in all perfection. 
Breakfast provided all options, fresh and of the finest quality and in abundance. 
This hotel is immaculately clean, beautifully decorated/furnished, and has a style of its own .
We had a lovely friendly goodbye from Mark and really hope to stay again.

Perfection from the start …

We spent a couple of nights at the 10to12 Folkestone and it was a joy from start to finish. We were met with a generous glass of wine in our very spacious and comfortable room. Throughout the stay the hosts were very welcoming, breakfast was great and all the practicalities (parking, heating, keys etc) were very straightforward. We'd definitely like to return

A Friendly Welcome

The most outstanding hosts! On arrival to the hotel we were greeted with a very warm welcome by the owners, Mark and Leigh. Leigh showed us where everything was and personally took us up to show us to our room.
As we were leaving to go out for the night, Leigh came over to wish us a lovely  evening.
 The breakfast was absolutely delicious, freshly cooked to order. We noticed at breakfast that Leigh knew the names of every guest and made a point of speaking to everyone. When we checked out, Mark came to say goodbye and walked us to the door.
The room was huge, very comfortable and spotlessly clean. The guest lounge had a fridge with mini bottles of fresh milk to have with tea/coffee in the room rather than long life milk.
The hotel is in a great location close to the Leas theatre, beach, harbour and costal walks.
It is the personal touches and the wonderful hosts that make this beautiful hotel far exceed your average chain hotel. Thankyou so much Mark and Leigh for all your hospitality.

The loveliest hosts and the best hotel breakfast!

Leigh greeted us on arrival with a complimentary drink each and is  very friendly lady. Really lovely! Nothing was too much trouble, and she clearly enjoys what she does. She addressed all 4 of us by first names  which she remembered! 
The hotel is beautiful, extremely clean and very stylish , our room was extremely comfortable. A huge spacious bathroom and very comfortable bed. The attention to detail was fab! Books in the room, plenty it tea,  coffee, water, toiletries and extra throws if cold.
It was like a home  from home!
The breakfast was cooked to perfection and all very good quality food. Plenty of choice and service with a smile. We are well travelled and have stayed in an abundance of hotels and this has to be one of the best. 10/10 😊😊😊

Wonderful hotel with superb hospitality and attention to detail, could not fault it in any way.

Folkestone on the South Coast is sometimes overlooked by the large town of Brighton, however on a recent short break there I found the town to be very charming and many parts equally if not better than Brighton.

There are so many Grand Victorian Buildings that have now been converted into hotels and a stunning property is the unusually named 10 to 12, which actually is the address of this fabulous property.

The hotel has been loving restored by the owners, Leigh & Mark, who have done an exceptional job and offer a first class service. 
The location just 100 metres from The Leas is superb, the service, the quality of the large well decorated and the convenient pub located in the basement are all really great!  
Just about an hour on the train from London this vibrant town and this Trendy hotel is a must for a short break.
