Sophie was really accommodating and room was clean and balcony was lovely to have a drink on before we went out in Keswick. Left to your own devices which is what we prefer, we didn’t have breakfast as it wasn’t available but went in Keswick to have breakfast anyway. Would recommend to stay here! Comfy bed and no fuss.

Stayed one night great communication throughout from booking  to leaving host were so friendly and room lovely and comfortable would definitely recommend

Lovely stay

Myself and a friend came across this location while on a hiking and hill walking trip in the last week of September 2021. We found it quite by chance on arriving in Keswick from Penrith. There was no answer at the door, however a number was visible in the window and within a few minutes the owner was back to let us in! We had made no booking and were pleasantly surprised to find a room when the area seemed so busy. The room itself was clean, the TV worked, the bed comfortable, and it all felt very cosy - We didn't feel out of place at all despite our rather rugged appearance, we felt very welcome and the owner was kind enough to provide space for us to dry some of our damper kit outside. We visited a second time a few days later having climbed Scafell Pike and were both very tired, this time we had the downstairs room which was spacious, cosy and featured a balcony where we could sit and wind down in the evening! Altogether a thoroughly enjoyable and well-run place and we are very thankful for the hospitality.

Great hospitality

My partner booked this guesthouse as a treat for us,however, I developed Covid symptoms overnight and had to book a test and isolate as per government guidance. 
I phoned the b&b at approx 10am today and spoke to Sophie who was pleasant and said she would get the Manager to phone us with a possible partial refund. 
The Manager phoned half an hour later stating he absolutely couldn't afford to refund us our £180 room due to financial difficulties, I stated that they are in a premium area and could easily re-let the room, and that it does actually state on Booking. Com that a refund IS possible at the owners discretion. Sophie had said that Keswick was extremely busy currently, so I have no doubt whatsoever that I was right to think they could easily re-let our room if they wanted to. Sophie also said they'd had three cancellations last week due to Covid, and they apparently weren't refunded either.
The Manager refused any refund or compromise, stating its their policy, he asked if we had friends who could buy the room in our place, I stated we live over 3hrs away, so no.
 I said I'm being genuine and honest and don't want to put his b&b or Keswick at risk of Covid, especially as I'm a nurse in an ED and care for these patients. He was unwavering. 
The Manager could have redeemed himself by offering to refund us if he managed to re-let the room, as a goodwill gesture, meaning we would be likely to want to re-book, but he didn't, he was purely business orientated. 
He has since readvertised our room, despite him not refunding us, meaning he will double his money on our room, extremely bad practice. 
The room has definitely been re-let, as we have seen the Booking.com availability alter within the last hour, shame on the owner of this guesthouse for keeping our £180 and charging someone else for our room too!!

Unsympathetic, uncompromising owner if you're ill

We had a really nice stay here. Sophie was a great host and made us feel very welcome. The location is great, just a few minutes walk into the main town centre. The room was cosy & had a balcony. A nice place to stay despite the stormy weather!
