Having booked and paid for this in August 2022 I was made to feel very uncomfortable at check in when they couldnt find my booking.
I was eventually given a room, filthy dirty, smelling of cigarettes with no tv or kettle.  After complaining (which did not go down well) I was eventually given another room. This one had a very tiny tv and kettle with tea/coffee and out of date milk!  The furniture was all falling apart and the room looked like it need a deep clean - the bedding, however, was clean and fresh.  The door lock (with a key!) was also very dodgy and did not always work.

Very bad value for money - expected better

This should not be classed as  a hotel, how this has passed any audit is beyond me, the AA stars should be removed and the 4 diamonds are from a long distant memory,  the rooms are dirty,the window frames mouldy, carpets disgusting  it is not being maintained at all, would say it had bed bugs but I think even they wouldn't stay  this place should be paying you too stay there not the other way round, they have out of date cereals on display if you risk having breakfast, the staff clearly do not care and I certainly would not leave my valuables in the room, the police seem to be watching the place as well.   AVOID AT ALL COSTS

The worst hotel I have had the misfortune to visit. look at the photos!!!!!

On arrival to the hotel it was clear that an Eastern European gang was in residence and were haning around outside it appears that the hotel was being used as a brothel,  the guy on. Reception  seemed to not give a damn. About it.  it’s fair to say I decided not to stay and promptly left.

Don’t go unless you looking for room by the hour

Good location close to shops and South Croydon high street. Got virtually no sleep due to noise (like a rough hostel) and cigarettes smell and dirt everywhere... complained to Expedia and got partial refund. Absolute ripoff and surprised this place has not been closed down for health and safety issues. This place is really bad and no money seems to be spent on anything, it's all about zero costs! Police cars frequently going by at night and there is a basic partial curtain to cover some of the window in the bedroom , but you still wake up with flashing blue lights in the room. Toilet seat loose, bathroom shelf broken. Sticky stained carpet that smelt in room. Would not put bag down on floor kept it on table to avoid contamination. Felt like" Fawlty towers" and "citizen Khan" all in one.

central location for shopping, everything else terrible

This was one of our worst hotel stays in well over a decade. The room carpet was worn, stained and littered with debris. The bedside table drawer had a previous tenant's underwear and vape in it (pic attached). The wardrobe only had 1 hangar and the shelf was coated with a layer of dust plus an open packet of sugar. Mugs for drinks were filthy. Bathroom sink had nose pickings on it. Shower was filthy and wasn't working properly. The worst issue was the constant smell of cigarette smoke as there were lots of smokers downstairs and smoke would make its way into the room.

Appalling at best

From all the hotel stays, Kirkdale is one that you will remember unlike the modern ones.
There were good and bad points about this place.
Let's start with the good points first in the sense that it was memorable because it is a converted Victorian House so everything is nice and nostalgic.
When you enter the hotel, there is this old library smell about it and the living room and furniture transports you to the past and I love that.
There is free wifi so you won't get disconnected from the world.
The room isn't bad and very comforting as it is more like a bedroom than a hotel room if you miss those Victorian houses.
The only complaint was the sticky worn out carpets, dirty mugs and cigarette smells as there are people smoking inside as well as outside which makes it way in the room.

Where to begin!!! Upon arriving empty car park and rough and neglected external appearance should have set alarm bells ringing.
Thought would improve once inside . 
No Chance.sticky handrails lead us upstairs to our rooms.
The bedroom smelt awful even though the window was wide open,combination of cigarette smoke and mould/damp.the carpet was filthy and someone had put a nice pattern of a hot iron on it.there was no usable surface to iron on.a socket was hanging off the wall and the wardrobe was leaning against a desk which had the TV and kettle on it.
Bathroom/closet.a towel was on the floor covering cracked tiles and the shower came with its own resident hairs.
I didn't sleep in the bed just fully clothed on it.the bed was firm and felt like sleeping on a slab.
Breakfast was in a dining room,the tables were filthy and sticky,the chairs covers were threadbare .
The cereal box was out of date and coffee served cold in a pot.table mats had yellow stains on each corner and the cutlery looked like it hadn't seen a washing up bowl.
In short do not stay at this place it is disgusting.

Myself and 4 friends stayed at this hotel for 1 night on Saturday July 9th 2023, on arrival we parked in the car park, on looking at the building it looked very run down,  looked more like a derelict building than a hotel that was in use, horror movie came to mind. On entering the hotel the smell hit us, cigarette smell, and the in ground smell you get from a Wetherspoons floor, the man on reception was not very inviting, we got our keys to our rooms 2 double rooms and a single, the smell was getting worse as we all went up the stairs, my room was on the 2nd floor, attic room, I opened the door and the smell chocked me, hitting the back of my throat, it was like I could taste it, me and my friend were chocking with the smell I went to open the window it was a barn door window, if I was to keep the window open fully and was getting up from bed in the night I would smack my face in it as it was hanging over the bed, the room was dirty, the bedside table and chest of drawers were falling apart, it was though they were 100 years old, the coat hangers were sticky, but the worst was the carpet, it was blue but there were so many stains on it you couldn’t distinguish what colour it was and there was stuff stuck to it, the bathroom, well it was a cupboard just had a toilet and dirty shower and dirty tiles and on the floor there was broken tiles that were covered with a floor towel, the door was a sliding door that you had to lift up to shut it to make it slide, sleeping in that room was a horror story, neither me or my friend got much sleep, the smell that was so bad even made our clothes smell like a dirty full up ashtray. A animal pen at the zoo would of been cleaner. The morning after the night before breakfast!  Can’t really go wrong with cereal and toast, oh yes you can, small cereal boxes some out of date, and the toast he brought 5 rounds of toast out for us 5 and expected us all to share one plate had to ask for side plates to which then we got dinner plates, the tea was ok but the coffee was cold???? How can you get this wrong if the tea was hot why was the coffee cold it was all instant and in coffee pots which we all got at the same time. The mats on the table were sticky and dirty as well,  we met a couple at breakfast who had a room from hell same as us, the people working there couldn’t speak much English and didn’t come across friendly, so if we moaned the day before and changed all 3 rooms we would of got the same and as we were only there for the night if we decided to go somewhere else we wouldn’t have got in anywhere as so busy in London, but if you ever book a hotel on booking .com please check the reviews on TripAdvisor as you get a true run down of the place you are staying, we didn’t do that as it said on booking .com that they had recommended it, so you take that as being a good hotel, avoid like the plague people. Happy booking in a decent hotel next time.
This hotel was recommended by booking .com,  hostels are better than this, it’s a disgrace and paying nearly £90 for the night was a rip off, my friends rooms the other double and single rooms were just as bad even worse with the broken furniture, and being unclean,  this hotel seriously needs updating or knocking down, don’t go there, the pictures on booking .com make it look reasonable but it’s not, avoid this place like the plague, the best thing about this place is when we checked out and could breathe clean  air that wasn’t hitting the back of my throat with a disgusting taste 



Horror at The Kirkdale Hotel

This place is filthy, furniture falling to bits, towel in the bathroom covering broken tiles.  Carpets need a deep clean, all dirty in 3 rooms.  Smells of smoke throughout the hotel.  It shouldn't be called a hotel as its worse than a hostel.  Breakfast is edible but check cereal boxes as ours were out of date.  Got bit over and over again by bugs.  Staff not very welcoming and couldn't speak or understand a lot of English.  I would not wish staying here on my worst enemy.  Please read the reviews as I sadly didn't.   Avoid this hotel at all costs.  

AVOID AT ALL COSTS.  FILTHY AND SMELLY

After a 2 hour journey to the property booked through booking.com we arrived at 5pm. The guy on reception could not understand us. The hotel smelt of smoke and damp. 
He told us his colleague had given our room to someone else even though we booked it. We were offered a room with a double bed and a single bed but the toilet was broken. There were used tissues in the bin and the room was very dirty with sticky dirty carpets. The curtain was hanging off the pole. We were given a toilet to use down the hall in an empty single room. Breakfast was included but we were not told what time breakfast was but another person staying there told us it consisted of a slice of toast and a cup of tea. 
We was offered a refund after we complained but there was nowhere else to stay at short notice so we had no choice but to stay there. 
I would rather sleep in a prison, at least it would be clean. Booking.com should not advertise this property on their site.
