We stayed in renovated room 3.  Basic but clean and updated.  You get what you pay for, which is less or far less than elsewhere nearby.  Friendly desk. No hair dryer in room that we could find. Convenient to Falmouth and ferry

Basic and good for one night

We made a list minute trip to Mashpee, however, all the usual places we stay were sold out.  This place was a last ditch effort, and we were pleasantly surprised.  The price was half what we would have paid elsewhere.  The room I stayed in was recently renovated, so ask to see if they have one available.  I assume by others' comments that they are not all complete yet.  We stayed in unit #35.  Front desk was very pleasant and helpful even though we arrived late evening.  The pool was not working when we stayed and I'm not sure what their plans are with that.  I prefer the beach, so it did not bother me.  I liked the location--more of a country location, but still close to the main drive.  The rooms are not completely  soundproof as it is an older building, so visitors should be respectful of that.   It would be nice if they would put an extra pillow and blanket in the closet.

Ask for a renovated room

We were visiting friends in the area and needed an inexpensive place to stay. Being  summer everything cost a fortune. We chose the Carleton. We were a little nervous upon reading the reviews. When we arrived we noted the outside looked well kept. We were greeted by a gentleman who I think owned the hotel. He gave us keys to “our room” when I opened the door w the key someone’s stuff was already there! I looked back and the man who gave us the key was running after me saying he gave me the wrong key. He gave us another key. I opened that room and it had a double bed ( we had paid for a king). Back to the office I went and he apologized profusely and gave me a third set of keys. This room did have a king bed! The room was mediocre. The bathroom badly needed updating especially the shower. I would strongly advise bringing your own pillows. 

You get what you pay for 

The person behind the reception desk was friendly, patient, and helpful. But the place is run down, with the exception of the bathroom which was modern and clean. The room itself was small -- I wasn't expecting more for the amount I paid -- but needs work: the bedside lamp was hard to get to stay on and was missing a shade. Wires from an old fixture stuck out above the bed. The place has not been painted in a while. The main bed was comfortable enough, but the second bed was not a place I'd want to trust a night's sleep to. 

The hotel is 1-2 miles from various small town centers where you can find a Subway, some bars, and a bar that serves truly terrible Chinese food. The Dominos web site says that the place is too remote for them to deliver to, but there is a Dominos within a couple of miles. Plus, you are 8 minutes from the Island Queen ferry if you're looking to go to Martha's Vineyard.

I paid my money. I spent the night. I got up early and took the ferry. It did the trick, but I can't recommend it, although it pains me to say so since the owners seem quite nice and I wish them luck.

Cheap, run down, friendly

We only needed a room for one night to visit our son. I knew this was peak season and hotels would be limited. The Carleton look good from the outside. Room was old and run down!! No lamp shade on lamp! Old! And dingy!

Meh!

Be aware of this a-hole owner/ manager I booked and paid in full  a room for 6/10 by mistake 10 min later I called to change for 6/11. They would not honor this . I realized the mistake 10 min after I made it . Can’t afford to pay double so trip is ruined.Horrible business owner will never deal with these crooks again

Bad business practices basically stole from us. TRULY-STAT  AWAY

Place has gone down hill.   They don't bother to check if u need anything.  Also when into room there dirty used towels hanging behind bathroom door.   Had a room towards back.   Not worth spending a dime to stay here

Don't stay here

I was in desperate need of one room with a king bed for me and my fiancé late last night after attending a wedding and then being told by a different hotel they had “lost our reservation” even though my fiancé called the day before the wedding to confirm. That’s a different story. When we called the Carleton circle the owner answered and was immediately very rude and gave me the impression he didn’t want to rent us a room. This place was literally the only motel from hyannis to wareham with an open room and it was 11:30pm after an entire wedding so we chose to ignore his attitude and rented the room anyways. On the phone he told my fiancé it would be $125 for the night and when we got there he demanded $199. At this point we were so exhausted and just wanted to get out of our wedding attire I just said “alright fine and slid him my Amex”. He then told me he doesn’t take Amex and asked if I had cash. I did, so again, i just said fine and gave him the cash. We were handed our room keys and proceeded to drive to the room in the “old building”. We walked into the room and both turned to each other and without saying a word knew this was going to be a rough night. The sheets on the bed clearly were not clean, the room stunk of stale cigarettes and febreeze and the bathroom was deplorable. The entire bathroom had black mold growing all over it and the water didn’t even get hot enough to take a shower. We both changed into some more comfortable clothes and slept ontop of the bed with our clothes on. When we woke up at about 8 we couldn’t get out of there fast enough. When I went to return the key I told the same guy who at this point I was sure was the owner that he should be ashamed of the state of that room and he didn’t care one bit. When I get to my office Monday morning my first call will be to the Falmouth board of health. DO NOT EVEN WASTE YOUR TIME CALLING THIS DUMP I WOULD NOT LET MY DOG STAY IN SUCH DISGUSTING CONDITIONS.

Worst motel experience I have ever had. Owner is a liar and a thief.

Please don't stay here, listen I grew up not far from this place and I've stayed here before in the past, but so much has changed. The lack of caring for the property and poor maintenance schedule has left this place in shambles. Rotting wood stairs, leaking tub, it had a small kitchen stove had food left in the oven,God knows the last time it was cleaned. Rice was left inside the cabinet not in a box all over, shower dirty, and the bed well that's another story. The smell of mold and age is the only thing keeping this place together. Like I said I grew up not far from this place, and in my worst dreams would I believe how they have let it come to this. Don't, I beg you fellow travelers stay anywhere else, spend the extra money and enjoy your vacation. I love Falmouth but someone needs  to tell the board of health and Falmouth community to remove this place and start over.

Don't spend your hard earned money here

Got here thinking that ir would be good as we are looking for housing and housing is hard to find. Paid for the room and when was told where it was starting unpacking car, should of put all my stuff back in car and asked for refund, but everything was booked. Smell of mildew as soon as i opened door, capeting was vacumned but looks like it was never shampooed. Went to get some ice and was told ice machine is broke, DUHHH get it fixed im paying for ammenties. Says it had pool in desciption but could not find one on property and asked at desk and she said we dont have pool. Says it includes breakfast i dont wanna eat here they probably dont wash. Gross wouldnt let my dog stay here again. Wife just checked bottom sink and she had to clean it it had a gross residue on it and sink stopper was under sink and it was gross
