This is a nice well run B&B. But Phil the owner goes over the top to share his wealth of knowledge about the Shenandoah Park, Skyline drive, Rappahannock county. He can tell you the history, culture and economics. He has led an interesting life so he can share many wonderful stories. He has wonderful suggestions on every need imaginable.

Wonderful stay with great hospitality

Very beautiful farm with a fine stone house just below the eastern border of Shenandoah National Park.  We stayed in the Summer Kitchen, which has a hearth/living room/kitchen area downstairs and a bedroom upstairs.  Yes, the furniture is old--that's because they're ANTIQUES that match with the early 19th century house!  The innkeeper, Phil, is an older guy with charm and hospitality and encyclopedic knowledge of the area, partly because he's lived there for so long.  Convenient to restaurants in Flint Hill and little Washington, local wineries, and trailheads leading into the national park.

Much better than some of the people who have reviewed it think.

Traveling to the area to hike old rag. Phil, the proprietor, was very friendly and a lot of fun to talk too. His breakfast was amazing. We stayed in the summer cottage and even though the night time temp was around 2 degrees the cottage stayed warm. Everything was clean and comfortable. Highly recommend Caledonia oak Farm. Thank you Phil for a wonderful time!!! 

Fantastic Experience 

We needed to stay near the Inn at Little Washington where we were to celebrate our anniversary and my 70th. Just two lefts and 4 miles away was this gem of a B&B which proved to be a great choice. Phil the proprietor was a wealth of knowledge about the entire area, where to go and what to do. Unfortunately we had to scoot home to Maryland the next day. Next time. 
The building is of 1812 and very interesting. Our rooms were comfortable and welcoming!  Our favorite would be the out building. The breakfast the next day was tasty and served by candlelight! The conversation was top level, Phil has been traveler with the Voice of America and had many interesting and informative stories. Worth the trip alone.

Innkeeper 1812 property was a unique step back in time with Virginia’s oldest property continuously run as an inn.  Phil, your extra ordinary host, will regale you with great heritage of Rappahannock County and environs.  Beautifully maintained and kept property complete with beautiful stone walls, cattle grazing, pastures and mountain ridges galore.  From the welcomed orange drink telling of the house rules to the proper guest room in the summer kitchen where up to 8 farm hands (aka slaves) slept indeed is like you traveled back to yesteryear.  

Dining on the hand made triangle wood table in front of a picture windows overlooking the dinner bell, fields and outdoor black cat, one is treated to a candle lit breakfast with pewter serving pieces.  Don’t you dare be a minute late for the scrumptious breakfast or you will have the dinner bell rung!!!  The crepe omelet with American cheese and true Virginia country ham, Toasted English muffin, berry jam and conifer garnish with non-alcoholic cider was the proper start to a rainy mountain day.  

Thank you for the Virginia hospitality Phil.  A very memorable and enjoyable overnight visit to be repeated again soon!

Delightful historic farm property

What a historical treasure this was.  Our host Phil was a wealth of information about the entire area.  We stayed in the Summer Kitchen which was built in 1806 and was period appropriate.  Our breakfast was tasty and we loved talking to Phil about the area and its history.  If you are looking for a modern hotel this isn't it, 1812 is when the main house was built.  The setting is exquisite and was very close to Washington VA.

Historical Treasure

Before arriving the owner, Phil, suggested we leave Washington DC early because of bad traffic on friday night. Too bad we couldn't leave early so didn't dine at a place he kindly suggested.

Upon arrival, later them expected -traffic was indeed bad- Phil was sad we missed we missed the welcoming ceremony and so were we. Tired from driving he showed us our rooms, one adjacend to the main building. The rooms were had all basic needs and were clean. The interior takes you back to the history of this old farm which was great.

Breakfast, melon, an omelet and some really nice cake was tasteful. Phil really makes it a great experience serving breakfast at candlelight and adding a glass of cider made it just perfect.

He then joined us to tell us all about the region and we shared stories about where we came from.

We wish Phil all the best and look back on a peaceful stay with great hospitality.

Revive old times

We stayed at Caledonia farms for our 35th wedding anniversary. The farm was beautiful and we were given the summer kitchen dependency which was nice and private. We enjoyed the farm and Phil's Hospitality. He was very knowledgeable about the area and it we enjoyed talking to him about local history, local restaurants, bars and  stores. We enjoyed the rooms, the bedroom was very comfortable, the living room downstairs however had a really saggy couch and there was no Television, Internet or cell phone service in the summer Cottage. As much as we enjoyed being at the farm we missed having those modern conveniences. It was very nice stay and Phil was an excellent host and cook.
