Last year after our annual Labor Day trip to what was then (Massey's Landing) I wrote a scathing review about our stay. I stand by that review. However, that was then, this is now, and the resort has changed hands. After my review I had a talk with the General Manager of Massey's and then a face to face with a representative from Sun Resorts at the Maryland RV show in February. We were invited back and were told that things were changing and they wanted to show us how. Well, we arrived on Wednesday 8-31-22 went to our site, and low and behold we were right next to a group of campers. My wife refused the site and went to the office. They accommodated us by moving us to a "Deluxe Site" at no extra charge. The office staff was fantastic!!! Our stay was quiet, refreshing, and comfortable. Watching the staff cut down on children operating golf carts, rowdy noise, and staff going around in golf carts with trash pickers picking up debris and trash was great!! Amy (the manager) was more than nice and everything was so much like it was when they first opened. KUDO's to everyone for making our stay so good!!! You may pay a bit more than you used to but, Sun Resorts is doing their best to turn this place around. WE HAVE ALREADY BOOKED for next year and can't wait to be back on "The Neck" at Sun Resorts Rehoboth Bay!!!!!

What difference a year makes!!

We went for a vacation in our RV, made reservations but broke down on the way there. Took two days for repairs. They checked on us daily to make sure we were ok, when we got there we decided we wanted to stay a few extra days. The check in staff were so helpful.  The stay itself was so relaxing. All the staff was great. The beach was wonderful, our dog loved it. A totally relaxing wonderful stay

Great stay

We had a great time while at this property for five nights. Below I have listed some of the things that stood out:
1. There was live music at the bar Friday and Saturday night which was amazing and on Sunday there was Music Bingo and Karaoke. The bands were all fun to listen to and sing along with and the drinks were delicious...if not a bit expensive. I would highly recommend the lime crush, delicious and refreshing. 
2. We once again ordered food a few times while at the bar and it was delivered quickly. Everything we ordered was tasty, but would definitely order the Appetizer Sampler again- the loaded tots and pretzel sticks were amazing and my husband loved the bacon wrapped scallops that were included as well. The kids ordered the chicken tender basket and fries a few times while we were the beach and the portion was enough for them to share. 
3. The kids took advantage of several of the activities offered while we were there, including sand art and the dunk tank (super fun!). There were no activities offered on Sunday though which was puzzling as the campground was quite full and the kids would have enjoyed a few things to do- this could be improved upon. There was also a movie offered while we were there and the screen was huge!
4. The gift shop had many things to offer- great job!
5. One change that was a negative for us was the inflatable- several of the pieces were not there (were stored nearby) and made it extremely easy and my kids did not go back after one run through. Not sure why so many pieces were removed, but a disappointment. 
6. Check-in was smooth and all of the employees we encountered were polite and knew how to do their job well. 
7. The public bathrooms were all clean when we used them and the AC was a welcome change from last year! 
8. The dock was a hit again and the kids caught MANY crabs. Even though most were far too small to keep, the kids made some great memories and had a ball. 
9. The playground is nice, but more needed for the older kids- something like a gaga ball pit would be a great addition for kids to gather and play. 
10. Love that compressed air is available to blow up floats!

Start of Summer 2022

Our family just returned from our first visit to this resort.  We stayed in a fifth wheel, Coveside, with family in the spot behind us so it was a good setup for our needs. They provide a neighboring space for your driving vehicle so we had a decent amount of room.  The campground is large and has a fun, beachy vibe. Staff was friendly. There are two pools - one's a family pool on one end of the grounds, and the other has a swim up bar near the main building of the campground.  The bar pool was really fun but a bit cloudy so we spent most of our pool time at the family one which looked cleaner. This campground also has a great tiki bar off the water and tiki tables and chairs outside, as well as a long dock for fishing. Next to the tiki bar is their bay beach which was the nicest I've seen thus far in my campground travels. They also have a fully stocked campground store, food menu, and delicious ice cream.  This campground offers a lot so you really don't need to leave but if you do, check out Paradise Grill a few miles from the campground.  Fun place with live music, food, drinks, and palm trees galore!  Also, you're about 30 mins from Rehoboth Beach but we knew this when we booked and we took the drive. Happy Campers who will be back!

We were just here to park our RV for a few nights and see sights around the area, so we didn't partake of all that the resort had to offer. Looks like a fun place to bring your family. They have two separate pools, and one of them has a swim up bar. Our campsite was quite basic (old picnic table, sand, no grass or patio), but I did see others with nice adirondack patio sets etc.

The cottages were super cute!

We were here for a few days in April, so we couldn't take advantage of the warm weather activities.  There's plenty to do with 2 pools, a beach, kayak rental, batting cage, arcade room, playground, fitness center and onsite restaurant.  Our RV lot was gravel and level.  I like that they have a strict leash policy for dogs.

Good Rv Park Near Rehoboth Beach

We stayed at Massey’s for five nights at the end of June. We arrived on a Friday and left on a Wednesday. 
Pros: The family pool is wonderful with many chairs abs tables abd bathrooms. There is a walk-in which is nice for the littles a d a wall around much of the pool which allows adults to sit in the pool and watch kids play. When we first arrived we said the pool needed music which was fixed on our last day when someone brought in a speaker and was playing great tunes for the entire pool. The beach is great with four cabana-type structures which go fast so if you want one get there early. They have communal corn hole games which the kids and adults enjoyed as well. The tiki bar by the water had great drinks, not cheap, but tasty and a wide variety. The Crush drinks are made with real fruit and are refreshing. You can also order from the property’s vast menu and your order will be brought right to the bar for pick up. Also eight or so tables there which are shaded to enjoy your drinks and food. There was live music on Saturday, but was for a special occasion. I think there should be live music Friday-Sunday. With the price they charge for drinks, live music would be easily covered.  Finishing pier was great as well- kids didn’t catch many crabs, but had fun. Sites were a decent size and nice there was a separate cement area for RV and a car. Kids
loved the inflatables and workers did a nice job rotating kids in and out as only six allowed at a time making sure kids didn’t have to wait for long. Camp store had a decent selection of gifts and camping needs. The ice cream store also had a lot of flavors and the selection of hot and cold coffees was great as well and a hot spot each morning. Batting cage was also great and something I have never seen at a campground before. The kids also enjoyed the arcade on the property. 

Cons: The public bathrooms were an absolute travesty. First off, no AC so completely miserable in there- if you took a shower you would be covered in sweat again before you could get dryer off and dressed. Most morning we were there all stalls out of TP and and the bathroom by swim up bar pool was disgusting- floors flooded, TP all over floor and just not clean. The golf carts seemed a popular thing but disappointed the rules on teens driving was so lax- often just driving around in the evening to be seen, lapping the property with no destination, and often going too fast, making me nervous with my young ids on their bikes. The shuttle wasn’t available- hoping next year that is back. The swim-up bar pool was clearly a hit with many, but we couldn’t even think about going in as the amount of people was mind-boggling- you could literally walk on heads- and the many heads in the pool drinking what the bartender was mixing  were never seen getting out to use the bathroom- ever. Even the kid side was too packed and my kids were not interested as literally no room to swim- will say they did play great music, however. 

We are planning to go back next year as overall a great time-

Start of Summer

Cabin is really like a tiny house. Fully equipped with modern amenities and we got one over lookimg the lagoon. The staff was cool and this place has a heated pool with a swim up pool bar.  We had loads of fun wkth no hassel from the staff. There is a beach, playground, icecream/coffee and a bar/restaurant. At the other side of resort there is a basketball court.  It makes sense to get a golfcart at this camground...no parking available at beach, laundry mat, beachhouse or bar. Fishing is permitted.  I already planned two return trips. They also rent RVs and fancy tents.  Handicap cabins and pet friendly cabins are available too. It's a lil pricey to stay here but they offer discounted return stays.

Awesome Campground

This is a really clean and family friendly campground with its own private beach and a nice restaurant with ocean views. The main club house has a pool, ice cream parlor, a store, a video game room, plus activities desk, and nice Adirondack chairs to sit and enjoy the views. There are kayak and canoe rentals and a water obstacle floating course plus kids playground. The beach is cute and compact but, it is private and relatively clean. It is always nice when we go to campgrounds with private beaches because then you can go back and forth to your campsite  and still enjoy sand and sun. Overall this campsite is well maintained and has good customer service. It is pricey and there is zero shade but, it looks like small trees are beginning to grow so in a few years there will be shade. This park definitely requires awnings to cool down. We brought a baby pool and hung out there after the beach and cooled off with our mister. We loved riding our bikes around since the grounds are meticulously maintained so it is easy to get around. This is a very nice campground for RVers.  

Lovely high end camping in Delaware 

We booked a site close to the beach; however, we were not able to enjoy it.  They do not offer a separate area by the water for people to bring their dogs; therefore, it serves as a beach/dog park.   I certainly would not let my children/grandchildren play in the sand on that beach...unsanitary.   We left before our week and will not return until they remedy the situation.
