Very welcoming hosts. Beautiful setting, lovely common area and a gorgeous, spacious bedroom. The location is an easy walk to all of Rockport. It was easy to park, it is located in a lovely neighborhood and we had a view of the cove and the sounds of lapping waves lulled us to sleep. We highly recommend this.

Beautiful, Large Home and Welcoming Hosts

The Beach and King Street Inn was a warm, lovely, and very comfortable home base. Tim was super friendly and helpful. We loved the view from our room (best sunrise over the water!), having some nice space and we also appreciated the lovely common space downstairs.

Warm and comfortable stay on a cool weekend

This was a dream stay. The owner, Tim, contacted us to ask when we would be arriving. We were a little early, and walked around Rockport until check in. The house usually rents out weekly, utilizing the whole house, but is also a B&B on open days. Everything was lovely. The house was so comfortable and welcoming. Wonderful views from the front porch and living room. Coffee and water available any time. Extremely clean.

Beautiful, relaxing B&B close to beach and galleries

This house is beautiful and spacious. We came here for a romantic weekend away from the city. It's walkable to the commuter rail and Bearskin Neck. Across the street from Front Beach. Honestly though, the best part of this B&B is Tim, the owner. He was helpful and friendly. Went above and beyond for us. He's very knowledgeable about Rockport and had great recommendations. Also, the breakfast was delicious.

Weekend Getaway

The views from the stoop and lounge were amazing and Tim was so welcoming and helpful with local info and recommendations. The bedroom was lovely and the bed so comfortable and the breakfasts were fantastic, lasting us through until evening!

Wonderful views, homely welcome

Eleven of us in all and no one felt crowded in the Beach and King, especially since there were five bathrooms and many bedrooms to choose from.  Although the weather did not always cooperate, there was plenty to keep everyone entertained: board games, cards, jigsaw puzzles, a spacious TV room and well stocked kitchen for those who love to cook and bake.  
The house has many lovely paintings and interesting conversation pieces which added to the enjoyment of staying there.  We greatly appreciated how clean everything was and how gracious Tim and Laurie were.
Rockport is a delightful town and "Beach and King" is nothing short of the best.

Wonderful Family Reunion

Would stay again! Tim was very helpful in suggestions and tips for the area. He was so kind to ask what time we wanted breakfast, and very sweetly made a tray for my husband who struggled with the mornings on our trip. I love that ice, wine glasses, bottled water, and low-ball glasses were always out for our convenience. This as not the case in another place we stayed on our trip. The home was perfectly clean and very comfortable. Our room was the Beach Room, I think? 14 was on our door. The bathroom was clean and neat, nothing luxurious though. We had our own thermostat which was nice.  The room looked tiny in the pictures which concerned me, but the room is actually quite spacious. A comfy chair added to the area would be nice, but the room is lovely as is, with a small table and 2 dining chairs to sit at and enjoy the view, lovely though hampered by lots of electrical lines, and a street lamp is on all night, fyi. I knew the electrical lines were there due to travellers pics, but it is quite in view from almost every angle of the views. In person it's not a real issue but could bother some people. I would prefer to not have to close the curtains at nite to sleep due to the street light, so as to enjoy the view first thing, but it wasn't a deal breaker.  Parking is a few steps away on the street, which was fine with us, but we rarely used our car. Tim sent us with ziplock bags for our maple syrup we were taking home in our luggage, very thoughtful of him. The rockers were lovely to sit in on the front porch, and the distance from the shopping is ideal. Far enough to be undisturbed but close enough to be right by it all. The breakfast was good, although my gluten free diet was I think possibly forgotten, but I didn't notify them ahead of time of my dietary needs, just as we arrived. My husband loved the food. I would love to come with friends, and enjoy it again...
