The home owners provide a beautiful colonial home in Cape Cod and an amazing breakfast- a foodies delight. My husband usual prefers a hotel but was charmed by our hosts, the comfortable room and amenities and the peace and quiet. Conveniently located for running around the island and great atmosphere for relaxing at a home away from home.

Fantastic find

There is no better inn to visit and spend time on Cape Cod !
Charming, serene, with picturesque gardens you will truly feel relaxed and welcomed . The location is quiet and but easily accessible to bike paths and beaches.
Our room was beautifully decorated with period furnishings
and crisp linens along with plush robes were provided.
Breakfasts are absolutely one of the highlights and unmatched anywhere on the Cape! 

The innkeepers MaryBeth and Peter Durney are a wealth of local knowledge and  gladly share suggestions to area attractions and planning your time while you are there.

We have stayed at the inn numerous times and the joy and pride shines throughout our stay. The innkeepers love what they do and there is no doubt you’ll make a return visit !



Our Stay at The Mulberry Tree Inn

There is no place I'd rather stay on Cape Cod, or in all of New England, than the Mulberry Tree Inn! It is authentic New England with lovely gardens and the most gracious hosts I've ever met! We have now gone for 6 years in a row to celebrate a special anniversary and it feels like coming home the minute we pull into the stone driveway. The inn is located in the tiny historic district of So. Dennis, proven by the tiny public library we see as we drive down the beautiful country road. Our hosts, Mary Beth and Peter, have greeted us like old friends from the first time we stayed at the inn. The guestrooms are beautifully decorated and guests have the use of the downstairs den and living room too. If you like breakfast, this is the place you must stay! The 3-4 course breakfast will keep you going all day until dinnertime. In the late afternoon, Mary Beth puts out sweet treats for guests as they come back from a day at the beach or on the bike trails. As for the bike trails, the Nickerson path is only a 1/2 mile from the inn and such a great place to bike ride!
As for other guests, there are only 2 guest rooms so it's likely that you'll meet another guest or two during your stay. We have met the nicest people around the breakfast table! We have met people from Germany, England and even our own backyard of New York City. And some guests have come from as far as Australia! I cannot say enough about the Mulberry Tree Inn and how we are already looking forward to staying there again! 

The Best of the best in New England!

Peter and his wife provide a wonderful atmosphere of well-landscaped grounds and a remarkable restored b'nb with easy access to the Dennis beach and other places on Cape Cod. Gourmet breakfast, fireplace in the room, very private and quiet. Super value.
A must stay if you are on the Cape. Bed was all so comfy.

True excellence off  the beaten path

The Mulberry Tree Inn is a beautiful old house exuding quaint New England charm.  The guest rooms and common areas give the sense that you've stepped into the past and invite you to relax and enjoy.  The landscape is delightful.  A great place to while away an afternoon watching birds and bunnies while relishing a drink.  

The Innkeepers, Mary Beth and Peter, were some of the nicest, hospitable, and accommodating people we've ever met.  Their commitment to their guests comfort and satisfaction was above and beyond anything we've experienced in the past.  From their welcoming demeanor to their dedication to ensuring the most pleasant stay, we felt at home and carefree for the duration of our visit.  The breakfast was also quite marvelous!

The time spent at the Mulberry Tree Inn was truly the highlight of our trip to Cape Cod.  I am already concocting reasons to return to South Dennis just to have a reason to stay here again.

Beautiful Inn, Superb Hospitality

My husband and I have just spent 10 days touring the East Coast. We had the pleasure of staying two nights in Mulberry Tree Inn. This was by far the best accommodation we have ever had in USA. The proprietors  were so warm and welcoming and there attention to detail was faultless! ... boy can they serve up a fantastic breakfast! 
This B&B is perfectly situated to explore Cape Cod.

Amazing place

This is a wonderful inn located in the pretty historic area of South Dennis. It is a great location to easily reach all areas of the Cape as well as the ferries at Hyannis to the islands of Martha's Vineyard and Nantucket. Very good local restaurants are no more than a few miles away. 

However, it is the hosts, Peter and MaryBeth, who really make this place exceptional. They welcome you into their beautiful home like old friends and do everything possible to make your stay one you will never forget. 

Everything is covered.....beautiful decor, comfortable beds, cosy rooms, generously stocked fridge, fabulous breakfasts, home cooked cookies........the list goes on and on!

You would be hard pressed to better this accommodation.......we would return in a heartbeat!

The Mulberry Tree Inn provides an experience to guests that allows you to experience the Cape from accommodations that offer a true, warm sense of home. The landscaping filled with vibrant flowers and private, relaxing pockets of shade provided an unrivaled oasis to return to between our activities. I found it was easy to loose track of time in the beautiful yard! The room and the Inn entirely were immaculate, filled with wonderful decorum that makes this Inn, and home of Marybeth and Peter, one of a kind. They are the absolute best hosts, so friendly and they always went above and beyond to insure we had all needs met for our stay, to include a delicious breakfast! I would highly recommend the Mulberry Tree Inn, a unique stay on Cape Cod.
